Phoenix dust, and the kind builders leave
The builders finish and leave, and what is left is dust in every corner and a house nobody can move into yet. That is one of the jobs I like most, because the before and after is enormous.

The yellow is palo verde. They start blooming at the end of March and keep going into May, and then the flowers come down all at once. On a grass lawn that would rot into the ground and disappear. On granite it sits there and dries, and every shoe carries a little of it inside. I find it in the door track, along the baseboard, under the couch.
The brown is the monsoon. The season runs from the middle of June to the end of September, but the dust really shows up from mid-July through August. Your windows can be shut all day and the next morning there is still a film on the sills, on the top of the ceiling fan blades, on the ledge over the door. You do not see it until the afternoon light comes in sideways, and then you see all of it at once.
And the air conditioner runs here about half the year, so the house keeps moving that dust around instead of letting it settle in one place. Look at the return vent, the big grille. That is the honest report on a house, and it is the first thing I check on a deep clean.
Then there is the water. Phoenix water is very hard, over twelve grains a gallon, and that is what leaves the haze on the shower glass and the white ring around the faucet. It is mineral, not dirt, so wiping does nothing at all. It comes off with time and scrubbing, and that is why a bathroom can be clean and still look like nobody has touched it in months.
I work to your date, not to a clock
Most of what we do is not come Tuesday at nine. It is it has to be ready by Friday.
The builders finish, they pull the plastic off, and the house looks done and is not. Drywall dust on every ledge, in the window channels, on top of the doors, inside the cabinets nobody has opened yet, and somebody already has a move-in date on the calendar. That is the job I like most, honestly, because the before and after is enormous. Nobody has to be told what changed.
A rental is the same idea with less room to move. The guest leaves in the morning and the next one is landing that afternoon, and there is no version of that where somebody shows up sometime this week.
And then there are the houses that sit closed up all summer while their people are somewhere cooler. They come back for the season and the place has to be opened and gone over top to bottom before anybody walks in. The dust never went anywhere. It just waited.
So tell me where the place is and the day it has to be ready. We drive up to two hours out from Phoenix, which is why Peoria, Glendale and the areas around Lincoln, Olive and Hatch are normal weeks for us, and we work in English and in Spanish.
Once a month changes the whole house
A lot of people decide this is not for them without ever asking, because the picture in their head is somebody coming every single week.
You do not have to start there. Once a month is a real option and it is the one I would point to first if you are not sure. What changes is not the wiping, because you already do the wiping. It is everything underneath it: baseboards, the shower, the fan blades, behind the toilet, under the beds, the tracks and the ledges where all that July dust actually lives.
And then what you do in between gets easier, because you are starting from a house that was really clean two weeks ago instead of one that has been going since spring.
In July, when it is a hundred and ten outside, the last thing most people want to give their one free Saturday to is a shower door. That is the whole trade. It is not that your house is dirty. It is what you get handed back.
There is no one price for every house here, because a two-bedroom apartment and a house with four people living in it are not the same day of work.
