The movers come Thursday. The closing is Friday. Your sister lands at the Gulfport-Biloxi airport Saturday afternoon and the guest room has been holding boxes since spring. The contractor finished the addition and there is a fine pale dust on the inside of every closet door, which is the part nobody expects. That is when the phone rings, and it is why we keep one time jobs on the calendar alongside the weekly and every other week houses.

Rentals run on their own clock. Ocean Springs, Bay St. Louis, the places near the beach: a checkout at ten and a check in at four leaves no room for anything to go slow. The week of the car show in October is the tightest stretch of the year, when rentals along the coast book up early, and the turnovers that go smoothest are the ones set weeks ahead.

One thing worth knowing before you plan around us. We work Monday through Friday, eight to four. If your date lands on a Saturday, book the Thursday or the Friday before it, and the house is still ready when the car pulls in.

We check the window tracks first

Salt does not stay outside. It rides in on the air, settles on the glass, and collects in the bottom track of every window and sliding door, where it mixes with sand and turns into a grit you can feel with a fingernail.

That track is where we start, because it tells us what the house has been living with. From there it is the door screens, the baseboards by the entry, and the supply vents. A July afternoon here sits around ninety degrees and feels well past a hundred, the air stays heavy most of the year, and cold metal in a humid room sweats. Dust sticks to whatever is damp. That is why the vents and the ceiling right around them go dark in a house that is otherwise picked up.

Then there is the beach. Twenty six miles of white sand run along Highway 90 and none of it stays put. It comes home in the car mats, on the dog, in the cuff of a pant leg, and it ends up under the couch and along the edge of the rug. Spring adds pine and oak pollen, yellow on the porch rail and inside the house within a day of leaving the door open. In May, and again from the middle of September, the lovebugs take over the screens.

Everything we use is eco friendly, biodegradable and hypoallergenic, so a house with allergies or asthma in it does not have to air out after we go. Pets are welcome. Pet hair in air this humid clings instead of drifting, so it takes a different pass than most people expect.

Grease travels farther than people think

Grease does not stay on the stove. It goes up, and it lands wherever the air carries it: the cabinet doors above the range, the wall behind it, the top of the refrigerator, the light over the sink.

In dry air that film would sit there and stay dry. On this coast it grabs whatever is floating and turns tacky, which is why a cabinet door can feel sticky in a kitchen that gets wiped down every single day. It does come off. It comes off with time and the right pass, not with a spray and a paper towel.

The places we open that most people never do: the vent hood filter, the drip pans, the gasket around the refrigerator door, the top edge of the cabinet doors, and the seam where the range slides in against the counter. The kitchen can be booked on its own, without the rest of the house. Some people do exactly that once a year and leave everything else to the regular visits.

From Bay St. Louis to Pascagoula

We drive about an hour in either direction, and that hour is the whole rule.

West of Gulfport that means Long Beach, Diamondhead and Bay St. Louis, plus Picayune when the day allows the drive inland. East it means D'Iberville, St. Martin, Ocean Springs, Gautier and Pascagoula. In Gulfport itself we are all over the map: Orange Grove north of I-10, Bayou View, Handsboro, Mississippi City, and the streets around the harbor downtown.

Past that hour we say so instead of squeezing it in. A house two hours out means arriving late, working in a hurry and leaving early, and nobody is happy with that. If you are sitting just outside the list, call anyway and we will tell you honestly whether the drive works on a weekday morning.

The daughter books the cleaning and her mother is the one home. The office manager hires us and the person with the key works a different shift. An owner two states away sets up a turnover and a neighbor comes to let us in. In any of those, nothing gets lost because of a word.
