On the coast, in Malibu and over on the Santa Monica side, the glass tells on you first. Salt out of the marine air settles on the pane and dries into a film, and if you go at it dry you're just moving it around. It gets rinsed, then it gets done. And an ocean-facing window will cloud again before the rest of the house does. That isn't the cleaning quitting on you, that's the ocean, and it's why I'd rather put a house like that on a rhythm than clean it once and leave you thinking it didn't hold.

Inland it's the wind. From about October through the winter the Santa Anas come down out of the desert through the canyons, hot and dry, and for two days after a good one there's a fine grit over everything in Calabasas, Agoura Hills, Porter Ranch and up in Pasadena. The window tracks. The top edge of the baseboards. The patio furniture. The inside sill of a window you know for a fact was shut. People call me thinking something's wrong with the house. Nothing's wrong with the house. It's the wind. And since it barely rains here between spring and fall, nothing outside gets rinsed either, month after month. Six months of that on a walkway, a driveway or a shaded wall is what the pressure washer is for.

Then there's remodel dust, which isn't house dust at all. Drywall comes off as fine as flour and it stays up in the air for days, so it lands on top of the door frames, inside the light fixtures, down in the slider tracks and along the blades of the ceiling fan. That's why a post-construction cleaning isn't one pass. You clean it, the air settles overnight, and you go back through.

The rest of it is just knowing where to look without being asked. The top of the door frames. The track the patio slider rides in, which in this city every house has. The underside of the sink rim. The vent over the shower. In the Valley, the return grille for the air conditioning, because in Encino or Tarzana that thing runs all summer while the coast is still sitting in the seventies and the Valley is over a hundred. And in a house with a dog, the hair isn't in the middle of the carpet, it's packed into the edge where the carpet meets the baseboard. Pets are welcome, by the way. I've never asked anybody to shut an animal in a bedroom for me.

Handover day, party night, last coat of paint

Most of the calls that come to me with a date attached are one of four things, and none of them can wait until next week.

A move. An apartment in Hollywood looks fine until the furniture is out of it, and then you see everything the couch was covering: behind the fridge, the closet floors, the clean rectangles on the wall where the frames hung. A move-out isn't a regular cleaning with a different name, and it's almost always against a clock, because somebody's walking through it at ten the next morning.

The end of a remodel. The contractor pulls out and the house is finished and unusable on the same afternoon. That's the drywall I was talking about, and it's the reason I ask what day the last of the trades left before I tell you how long I need.

A party. I've started at seven in the morning in Beverly Hills and in Studio City with the caterer's trays still on the counter and a glass down on the rug. Nothing about that improves by sitting until Monday, so the sooner I get to it the better it goes for you.

And a turnover. Checkout at eleven and check-in at four isn't a schedule, it's a countdown, and for a rental in Santa Monica or Hollywood it comes around again every few days. Same for the one nobody plans for: somebody lands Friday and nobody has opened the guest room door since March.

That's why my hours are what they are. Seven days, early or late, whatever the day actually needs. And you can book one cleaning and only one. Weekly, every two weeks, once a month or once, ever, and nothing has to turn into a standing appointment unless you decide you want it to.

From the PCH to the San Gabriels

My map runs from the water to the foot of the mountains, and it's a real drive, so it's worth being straight with you about it.

On the coast, Malibu and Santa Monica. In the middle, Beverly Hills, Bel Air and Hollywood. Over the hill into the Valley, Studio City, Encino, Tarzana and Porter Ranch. West along the 101, Calabasas and Agoura Hills. And Pasadena on the far end.

I'll drive up to two hours for a job, and I'd rather you know what that means in practice. The PCH on a Saturday afternoon and the Sepulveda Pass at five are not the same roads they are at seven in the morning. So the far corners get planned instead of squeezed in. If you're out in Malibu or up in Porter Ranch, ask me about an early slot and you'll get a much better answer than if you ask me about four o'clock.

If you're just outside that list, ask anyway. Sometimes the day works out. But I'd rather tell you no on the phone than be the one showing up fifty minutes late with the freeway as my excuse.

Anybody at the house can tell us what is needed

I work in English and in Spanish, and in this city that matters more than people expect it to.

The person who books me is often not the person who's going to be there. A daughter in Pasadena calls for her mother in Encino. A property manager sets up the turnover and a guest opens the door. On a construction cleanup in Calabasas, the last two guys still on site at eight in the morning are speaking Spanish. In fifteen years I haven't needed anybody to translate for me on a job, in either direction.
