February through May the oaks let go and everything outdoors wears a fine yellow powder. The lanai screens, the patio table, the glass on the sliders. You wipe it down in the morning and by four in the afternoon it has come back. March and April are the thick of it, and that is usually the stretch where somebody finally calls us, after six weeks of losing the same argument with the same pane of glass.

Then summer flips it around. From June on, the rain shows up most afternoons and the air stays heavy behind it. Doors and windows stay shut, the air conditioning runs day and night, and dust stops blowing through the house and starts settling into it. Fan blades. Baseboards. The track under the slider. The top edge of the door frames, where nobody looks until the light hits it sideways. The house did not get messy. Nothing moved for four months, which is a different problem and it needs a different day of work.

And there is the sand. These lots are sand under a thin lawn, and plenty of them are still empty, so it rides in on flip-flops and dog paws and goes straight into the grout and the corners of the tile, where a mop just pushes it around. Add the love bugs in May and again in September, stuck along the screens of the cage. That is the list we work from when we do a deep clean in this town, and it is not the list you would write for a house up north.

How far we drive from Cape Coral

An hour of driving is the honest edge of what we cover, and most of southwest Florida fits inside it.

Cape Coral is home. Fort Myers is across the river, Lehigh Acres is out east, Punta Gorda is north. From November through April the bridges do what they do, so if you are in season and want us on a particular day, tell us early rather than late and we will work it out.

Short-term rentals are the one job where the clock is not ours. One family checks out in the morning, the next one is pulling in that afternoon, and everything in between — beds stripped and made, kitchen reset, floors, glass, trash out, the lanai looked at — has to land inside that gap. In season these places tend to rent by the week or the month instead of the weekend, so the turnovers come around less often and each one carries more weight. We plan them that way.

For everything else you pick the rhythm. Weekly suits a house with people in it all day, an office, a store. Every two weeks is what most families here land on. Monthly works for a place that mostly needs a reset. And one time is a real option, not a lesser one: the move-out, the walk-through, the week before family flies in, or the November morning when you open up a house that has been closed since April and it smells like it has been closed since April.

Half of what we do is not somebody's living room, and that is on purpose.

Cape Coral builds one lot at a time, so there is always a new house going up two streets over, and construction clean-up is its own trade. We take all three stages of it. The rough clean, while the crews are still coming and going and the debris has to go out before anybody can work. The final clean, when the drywall dust has settled into every window channel, the stickers come off the glass and the appliances, and the place has to look like nobody built it. And the touch-up after the walk-through, when the punch list gets closed and somebody has left handprints on a fresh wall.

We also clean the places people work. Offices, retail floors, dealerships — the showroom glass, the floors, the lounge where customers sit waiting on a service ticket. And units for property managers, which is really a move-out and a move-in stacked on the same week, done in the order that lets the next tenant get the keys on time.

Two smaller things worth knowing. You can book the kitchen by itself, without the rest of the house — after the holidays, before a listing, or when that one room is the only one bothering you. And the products are a choice, not a default: eco, biodegradable, hypoallergenic, or plain conventional if that is what the surface actually calls for. Say which and we bring it.
