About us

Lawrenceville, and the houses nobody has lived in yet

Twenty-five years. That is long enough that we now clean for the children of the first families who ever called us, in their own houses.

Kiki Services works out of Lawrenceville. Homes, apartments and Airbnbs, and offices and buildings that agencies manage. Regular and deep cleaning, move-in and move-out, and construction clean-up from the rough stage all the way to the final clean.

Georgia clay shows up on everything after a rain

Around the end of March the pollen turns everything yellow, and it does not stay outside.

Read more2 more

It is the pines mostly, with the oaks in behind them, and it runs from late February into May with the heaviest weeks falling between the end of March and the middle of April. It comes in on shoes, on the dog, straight through the window screens. And it does not land on the floor where you would notice it. It lands on the window sills, on the top edges of the blinds, on the ceiling fan blades, on the ledge above the door, along the baseboards. You can wipe the kitchen table every single day in April and the house will still feel dusty, because the yellow is sitting on everything you are not looking at. In those weeks a house here needs its high surfaces and its sills done far more than it needs its floors done.

Red clay is a different animal, and it is not seasonal. Rain falls here all year long, there is no dry month, and wet Georgia clay is not dust. It is iron. It comes in on the bottoms of shoes and on the dog's paws, and it goes down into carpet fiber and into grout lines and it sets. One thing worth knowing, and it costs you nothing: do not scrub it while it is wet. Wet clay spreads and drives itself deeper into the fiber. Let it dry hard first, then it lifts. If you have already gone after a spot with a wet rag and it is now bigger than when you started, that is why.

Then comes July, ninety degrees and the air thick, and the house shut up tight with the air conditioner running from May clear through September. That is when the grout in the shower goes dark and a basement starts to smell like a basement, and a good number of houses around here have one. January asks almost nothing of a house by comparison, a few nights near freezing and afternoons in the low fifties and dry shoes at the door. Spring and late summer are what wear out a house in Gwinnett. The rest of the year is easy.

Three cleans before the keys

Most people call a cleaner for a house somebody already lives in. A fair part of our week is houses nobody has ever slept in.

We do construction clean-up, and we do it in the three stages a builder actually needs. The rough clean, while the trades are still coming and going, with the scraps out and the floors cleared and the fine white drywall dust taken off every flat surface it has settled on. Drywall dust does not sweep. It moves. You take it off a shelf and it comes down on the sill, and you chase it for days. Then the final clean, before anyone walks the house: stickers off the glass, paint flecks off the floors, inside every cabinet and every drawer, the window tracks, the tops of the doors. Then the touch-up, the day before the walk-through, after the electrician came back through and left prints across a floor that was already finished.

It is not only builders who need that. A kitchen remodel leaves the identical dust in the identical places, and most families get handed the house back exactly like that and are left to deal with it themselves. Same after a floor replacement. Same with an apartment somebody is moving out of, or a house that has to be handed over empty.

The rest of the week is the ordinary work. Homes and apartments, regular and deep. Offices and buildings for the agencies that manage them. And turnovers, because Buford, Flowery Branch and Gainesville all sit on Lake Lanier, and a place that rents out by the weekend has to be turned around between one set of guests and the next, usually inside a single afternoon.

Twenty-five years in this county means we have had houses at every stage of their life. Before the family. All the way through the family. And after they have gone.

Start with one Thursday

A lot of people decide they cannot have a cleaner without ever once asking, because the picture in their head is every single week.

It does not have to be that. We come weekly, every two weeks, once a month, or one time only with nothing after it. Monthly is a real thing to book, not a consolation prize, and it is the one that surprises people.

Here is what a month actually does. Floors and counters, everybody keeps up with those. Nobody is failing at the kitchen counter. What goes untouched is the other list: baseboards, ceiling fan blades, the sills with April still sitting on them, the inside of the shower door and the track it runs in, behind the toilet, the top of the refrigerator. That list is what makes a house feel tired even when it looks picked up. Take care of it twelve times a year and it never gets out ahead of you, and the house never arrives at the point where it needs the big one.

And there is the part that is not really about money at all. We work Monday to Friday, eight to five. So it happens on a Thursday while you are at work, nobody has to be home for it, and you come through the door at six into a house that got done without you spending any part of your own day on it. That is the real thing being paid for. Not the counters. The Saturday.

Cash, Zelle or Apple Pay, whichever one is already on your phone. English or Spanish, whichever is easier for you. And the dog does not have to go anywhere. We work around them.

Send us a message with your town and what the place needs, and we will find a day that works.
